Timber Lane HOA Architectural Control Committee statement
Dear Timber Lane Homeowner, The Timber Lane Community Improvement Association (TCIA) board of directors is making every reasonable effort to improve the appearance and property value of the community. The board is actively enforcing the Covenant Conditions and Restrictions (CCRs). These documents state that it is a requirement that any physical change to the exterior of the home shall be reviewed and approved by the architectural control committee (ACC). The review and approval by the ACC applies to all 11 sections of the Timber Lane community. This must occur prior to the upgrade / change to the property appearance. This requirement applies whether it is a simple re-paint of the exterior, a new room addition, changes to or replacement existing approved improvements, fence, the replacement of roofing materials, the addition of outside storage or equipment building(s) or any alteration to the home. The re-paint approval is a requirement even if the new color will be the same colors and color layout. The TCIA board has appointed an Architectural Control Committee (ACC) to approve such upgrades. Office. The ACC application will require specific details about what is to be changed, location of changes, paint color sample pictures, roofing material sample or other plans. It is policy of the ACC to provide approval for cosmetic changes within 72 Business hours of the online form being submitted; with the correct details and specified documentation. Exterior structural changes require specific engineering drawings, location and other specific details. Exterior structural changes may take up to Thirty (30) days, after submission of the online form. If the board requests additional information in order to make a decision, the 30 day window will re-start from the date the additional information is received. Failure to adhere to the CCR's may result in an expensive and futile waste of your time and funds. Please bear this in mind if you have such plans. Approval by the ACC board of your proposed project does NOT constitute or infer State of Texas or Harris County approval. It is the sole responsibility of the homeowner to investigate and secure any State of Texas or Harris County residential construction permits required for the home improvement project described in your application.
